Egress Window Requirements in Utah
Every legal basement bedroom in Utah must have a code-compliant egress window. Here’s exactly what that means.
Minimum Opening: 5.7 sq ft
Utah building code requires egress windows to have a minimum net clear opening of 5.7 square feet â enough for a person to escape or a firefighter to enter.
Minimum Width: 20 Inches
The clear opening must be at least 20 inches wide, allowing an adult to pass through even if the window is only partially open.
Minimum Height: 24 Inches
A minimum clear height of 24 inches ensures the window is usable in an emergency â both to climb out and for a firefighter to enter.
Max Sill Height: 44 Inches
The sill of the egress window must be no more than 44 inches above the finished floor so occupants can reach and open it without assistance.
Window Well Required
Below-grade egress windows require a properly sized and drained window well. Rocky Mtn Remodel handles excavation, well installation, and waterproofing.
